Property Description:
Two residential condominium buildings housing 75 residential units with partial below grade parking at each building.
Consulting & Construction Management Services Provided:
Reviewed existing plans and details for project created by Civil Engineer and finalized project scope. Solicited bids from multiple contractors, conducted bid walk, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of budget and selection of contractor, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Project Work Scope:
Trenching for installation of new below grade sheet membrane waterproofing and drainage system at perimeter of each building. Installation of new waterproofing and drainage system involved removal of several large redwood trees along with other landscaping.
Special Project Conditions:
Obtaining City permits to remove redwood trees and connecting existing roof drainage (downspouts) to new sub grade drainage system.
