Property Description:
10 residential townhome buildings and one clubhouse building.
Consulting & Construction Management Services Provided:
Inspected roofs at all buildings to create scope of work, specification and roofing details. Solicited bids from multiple roofing contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of project budget and selection of roofing contractor negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Project Work Scope:
Removal and replacement of the existing cedar shake shingle roofing system with a new, asphalt composition shingle system, using CertainTeed’s "Presidential Shake" shingle system. The roofing project also included replacement of all gutters and downspouts throughout the complex.
