Property Description:
22 residential buildings, 33 carport buildings 1 pool building and other miscellaneous structures. Residential buildings are two stories high and are clad with hardboard lap siding and integrated wood trim, fascias, and wood railings.
Consulting & Construction Management Services Provided:
Inspected all buildings including roofs, siding, trim, fascia, stair structures, elevated decks, railings and trash enclosures to create scope of work and specifications. Solicited bids from multiple roofing, repair, and painting contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. Assisted the Board of Directors and Management with Special Assessment campaign to fund the project, through moderation of Town Hall meetings to educate the Association membership, and through the creation of informational documents for publication. After approval of the Special Assessment effort, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Project Work Scope:
Removal and replacement of select areas of siding and trim with hardboard lap siding and cedar trim. Replacement of entire elevations of siding and trim with FiberCement lap siding and cedar trim. Replacement of wood stair railings with upgraded code compliant railings. Replacement of light weight concrete elevated decks with membrane coating system which included replacing associated railing systems. Replacement of all trash enclosures. Replacement of existing asphalt shingle roofs and gutters/downspouts with new asphalt shingle roofing system and factory primed gutters and downspouts. Finish painted exterior of all buildings and miscellaneous structures.
Special Project Conditions:
Due to funding constraints roofing portion of work needed to be phased over a three year period. All other work was completed in the summer of 2012.
