Consulting and Construction Management Services Provided:

2006 Repairs: Performed inspections of complex top to bottom, and created project scope and specifications for siding and trim repairs and repainting. Also specified and obtained bids for replacement of mansard roof shingling, and provided options for budgeting for Board consideration prior to special assessment. Saw special assessment through with town hall meetings, gained approval for the project, and oversaw project through to completion. Provided project close-out documents and CDs at completion of work to Board for archiving.

2007 Asphalt: Performed inspections of existing asphalt pavement and drainage profiles, and created project scope and specifications for asphalt replacement and overlay. Conducted bid walks and obtained bids, provided recommendations and gained approval for the project, and oversaw project through to completion. Provided project close-out documents and CDs at completion of work to Board for archiving.

Project Work Scope:

Repairs: Partial replacement of T1-11 siding and trim, improved waterproofing details in cooperation/coordination with replacement of steep-sloped mansard roofing shingles. A repainting of entire complex followed all repair work.

Asphalt: Removal and replacement of various curbs and gutters, new utility boxes as needed, removed and replaced a majority of the asphalt in the complex down to grade, milled and overlaid parts of the complex, replaced asphalt with appropriate drainage profiles throughout complex. Finished with pavement markings, curb painting, parking stall striping, and speed hump/bump markings.

Special Project Conditions:

Asphalt: Tree root damage and complicated drainage profiles marked the project as very difficult and required great attention to detail. Vast quantities of utility boxes littered the site, and Comcast lines just beneath the pavement surfaces needed to be placed in deeper trenches, to avoid damage to the cable lines during the work.
