Property Description:
20 residential buildings consisting of 82 condominiums units
Consulting and Construction Management Services Provided:
Inspected condition of existing roofing, created scope of work and re-roofing project specifications that consisted of creating details and drawings of roofs, solicited and obtained bids from multiple roofing contractors. Received and reviewed bids, presented to the Board of Directors with a proposed project budget for consideration and approval. Upon approval, negotiated contract with chosen roofing contractor, oversaw roofing contractor during project with quality control inspections, negotiate extra work costs upon discovery of decay. Maintained schedule and budget oversight throughout project, documented work and resolved all technical and homeowner issues through to completion of work. At project closeout, provided Board and management with detailed project summary and archive package including key project documents and a photographic log of all work from beginning to end.
Project Work Scope:
Re-roofing and roof-related repairs to all buildings. Implemented improved roofing ventilation and waterproofing details.
Special Project Conditions:
Coordinated the installation of sun tunnel skylights (“Solatubes”) at various units between the re-roofing contractor, an authorized Solatube vendor and individual homeowners. Coordinated the removal and re-installation of an individual owner’s solar panels with the re-roofing contractor and the unit owner’s solar contractor.
