Property Description:

10 residential buildings consisting of 82 condominium homes, 15 enclosed garage buildings, and various miscellaneous trash enclosures and mailbox kiosks.

Consulting & Construction Management Services Provided:

Inspected all buildings to create scope of work and specifications. Solicited bids from multiple repair and painting contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selection of repair and painting contractor, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.

Project Work Scope:

Replacement of select areas of siding, trim, railings, balconies, stair structures, fences and related waterproofing followed by complete re-painting of all structures.

Special Project Conditions:

Coordinating work between repair contractor, termite inspector and painting contractor to get the work done as quickly as possible prior to the rainy season.
