Property Description:
8 three-story buildings consisting of 1,296 condominium units with 3 swimming pools, 5 tennis courts, a basketball court, and clubhouse.
Consulting & Construction Management Services Provided:
Confirmed final scope and negotiated final contract costs and unit costs with Associations chosen roofing contractor. Developed project budget, assisted in coordinating and overseeing roofing contractor during the installation of approximately sixty four (64) roof fans at each building. Prepared prime contracts between contractor and Association. Discussed final details of construction mobilization, staging, scheduling and notice to the owners/tenants regarding the impending work to be performed at their building. Obtained certificates of insurance from contractor prior to work commencing. Oversaw work on site with regular visits to ensure that all work is done according to contract documents and that the specified materials and methods prepared by others are being applied and verified. Photographically documented all work being done. Provided archival close-out documents to Board and Management at the conclusion of the project.
Project Work Scope:
Remove all existing roofing and to replace the built-up roofing on the main, flat roof area with a 60 mil, Duro-Last, single-ply membrane, and replace the composition shingle roofing with CertainTeed's 30 year Landmark composition shingle on the mansard roof, which included new color-matched flashings and new underlayments and water-protective barriers.
