Property Description:
Two nine-story, concrete-framed residential buildings with partial subterranean parking garages and low sloped flat roofing systems.
Consulting & Construction Management Services Provided:
Inspected roofing system at the North wing of the 400 Davey Glen residential building to determine appropriate re-roofing product(s) to be used and to develop scope of work. Reviewed existing documentation from previous roofing projects, and created drawings and specifications for re-roofing. Solicited bids from multiple roofing contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selections of contractors, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Project Work Scope:
Re-roofing of the low–sloped, flat roofs areas of the North Wing of 400 Davey Glen residential building which included removal of the existing built-up (tar & gravel) roof membrane system down to the concrete roof deck substrate. Installation of a new single–ply Duro-Last roofing system which included installation of appropriate flashing, vents, and other waterproofing materials.
Special Project Conditions:
Work was commenced during the late part of the year, requiring that the work be “fast-tracked”; work was completed quickly and well within budget. Access for removing existing roofing materials, and loading of new roofing materials, required the use of a crane, which could only be situated in the drive aisle of the only parking garage for the building; access was only blocked for limited periods of time during the re-roofing work.
