The complex consists of a pool house, 18 two story condominium style residential buildings containing 63 units. The exterior envelope of the buildings consists of T-11 wood siding, wood trim and wood shingled panels in varying locations. The roofing of these buildings is of varying types of built-up roofing and composition shingle roofing at shed and steep-slope roofs.
Inspected roofs at all buildings to create scope of work, specification and roofing details. Solicited bids from multiple roofing contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of project budget and selection of roofing contractor negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
At 14 of the residential buildings the following work was performed - Removal of existing wood panel siding and trim at various roof area locations and replacement with new Fibercement materials. All existing steep sloped roof shingles replaced with new CertainTeed Presidential Shake shingles. Installation of Duro-Last Roofing Membrane system over existing low-sloped flat roofs.
