Inspected all buildings throughout the Association, created scope of work and project specifications based upon the inspection findings, including identification drawings and details for repairs. Solicited bids from multiple repair, roofing and paint contractors, received and reviewed bids, prepared preliminary project budget for Board consideration and approval. Held a Town Hall-style meeting with the membership to discuss project, inform and educate members prior to a Special Assessment vote, which was passed. Once contractors were selected by the Board, negotiated contracts with chosen contractors. Oversaw work performed by contractors that included quality control inspections, negotiation of change orders, development of additional repair details based upon uncovered conditions, and coordination of all work between repair and roofing contractors. Performed administrative tasks such as processing invoicing, tracking notices, answering homeowner questions, and photographically documenting work. Conducted in-process and final inspections to ensure final product was satisfactory to the Board and residents. Prepared detailed close-out binder for presentation to the Board and management upon completion of project.
Partial repairs were performed for siding and trim throughout the complex, as well as handrail, guardrail and deck repairs, stairway and deck membrane re-coating, and minor fencing repairs. Complete reroofing of the complex, including all new gutters and downspouts that came with a 25-year warranty from both the manufacturer and contractor. Complete repainting of the entire complex, which included 3 new color schemes.
