Property Description:

10 residential buildings consisting of 82 condominium homes, 15 enclosed garage buildings, and various miscellaneous trash enclosures and mailbox kiosks

 

Consulting & Construction Management Services Provided:

Repairs: Inspected roofs to determine the best application for venting, reroofing, and work flow. Created written scope of work and detailed repair drawings and reroofing specifications. Conducted bid walks and received bids; compared bids upon receipt to ensure accurate pricing. Once project was approved by the Board, negotiated contract with chosen roofing contractor. Coordinated all aspects of reroofing, and performed quality control inspections during work to ensure proper material usage and installation. Managed project budget and scheduling, negotiated all additional work that was discovered, and saw project through to final inspections and sign-offs. Provided project archive binder in both paper and electronic format at the completion of the project.

Reroofing: Performed inspections of all residential buildings and detached garage structures, created project scope and specification package, solicited bids from multiple roofing, repair, and painting contractors, reviewed bids and created project budget, oversaw contractors during work, and provided Board and property manager with detailed project summary package at completion of project.

Project Work Scope:

Repairs: Reroofed 6 residential buildings, 15 enclosed garage buildings, and various other enclosures and mailbox kiosks. Identified and replaced various decayed plywood decking, siding, and trim on chimneys and clerestory sidewalls.

Reroofing:Reroofing: Partial re-siding, waterproofing, balcony repairs, reroofing of 3 buildings, fencing, decay and termite repairs, termite treatment, repainting of entire complex.

Special Project Conditions:

Repairs: Coordination of tasks between repair contractor and termite inspectors and treatment specialists required intensive oversight.

Reroofing: At various locations, removed abandoned photovoltaic and/or solar panels. Coordinated reroofing with pool maintenance and satellite provider for removal and reinstallation of solar heating panels and satellite TV service in an effort to minimize service disruption.
