20 two-story wood framed residential buildings, 97 total units, clad with various combinations of T1-11 wood siding and stucco with integrated wood trim and a failed cementations shake roofing system.s
Inspected roofs to determine existing defects and to specify appropriate roofing system. Performed limited destructive testing to determine existing roof framing and sheathing systems; assisted the Association with winterization during the winter of 2011 to minimize roof leaks until re-roofing could be performed. Upon completion and Board approval of plans and specifications for the re-roofing project, assisted the Association with final material selections for the new roofing system. Solicited bids from multiple roofing contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selections of contractors, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Re-roofing of all buildings throughout the Association which consisted of complete removal of all existing cementitious shake/tile roofing materials and installation of new plywood sheathing, ventilation, flashing and other miscellaneous waterproofing materials, new gutters and downspouts and a new CertainTeed Presidential asphalt shingle roof with a 25 year leak protection warranty.
Access for removal of existing roofing materials and loading of new roofing materials could only be performed from the driveway/front of the residential homes, as the rear of each home faced waterways in the Redwood Shores area of Redwood City. Vaulted ceilings posed challenges for ventilation in certain areas of the complex.
