Property Description:

One mixed use 5-story building, comprised of 104 condominium units on 4 (2nd, 3rd, 4th and penthouse) floors of living space with 2 floors of partial subterranean parking garage.

 

Consulting & Construction Management Services Provided:

Reviewed all documentation from construction defect litigation. Inspected building to verify litigation findings and made modifications to scope as needed. Inspections included roofs, exterior cladding (stucco and concrete precast panels), membrane decks, roofs, underground garage structure waterproofing, interior firestops inside units, HVAC, water piping and entry gates. Solicited bids from multiple repair and specialty contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selections of contractors, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.

Project Work Scope:

Installation of new automatic gate system at street level parking entrances. Installation of exterior building maintenance (EBM) system on roof, to enable the HOA to use “swing stage” platforms for maintenance long-term. Performed low sloped flat roof “tune-up” by applying coating to entire roof. Stucco repairs, pre-cast concrete panel and cap repairs/re-setting/replacement of various varieties, waterproofing of select planters in the Courtyard area followed by re-planting of landscaping, application of a waterproofing "maintenance" coat on all exterior balconies, application of a weatherproof coating and re-striping of the entire residential garage and water room plus 2 electrical rooms, firestop work in each Unit's interior and at garage ceiling penetrations with fire-resistant caulking and other materials, installation of new isolators/springs at rooftop A/C units, installation of door sweeps on all Unit entry doors, construction of rooftop stairs (2 total) to bridge over parapet/fire walls on the roof, installation of access panels and shut-off valves and copper piping at all C-Unit Roman Bathtubs, installation of metal casings at Autogalleria entry columns for protection from damage. The entire exterior envelope was re-painted as part of the project, in colors to match the original colors as closely as possible.
