Property Description:

A Planned Unit Development (PUD) that consists of 128 units within 32 residential buildings

 

Consulting & Construction Management Services Provided:

A variety of our services were provided between 2007 and 2010, ranging from inspections to providing drawings and specifications, on through to managing the eventual work. Upon completion of all inspections, created various specified options for re-siding the complex, all with an eye to converting the buildings from failed hardboard siding to FiberCement lap siding for the longest possible useful life. Once specs were completed and approved, bids were solicited from multiple repair and paint contractors. Upon receipt and review of the bids, prepared a preliminary project budget for Board consideration and approval. Assisted the Association with Special Assessment efforts; due to economic conditions, only 19 buildings were re-sided and repaired during Phase I of the project. Once contractors were selected by the Board, we negotiated pricing with the chosen contractors and created the contracts between the Association and the contractors, oversaw work performed by contractors that included performing quality control inspections, negotiating change orders, and developing of additional repair details based upon uncovered conditions. Coordinated work between repair and painting contractors, and performed administrative tasks such as processing invoicing, tracking notices to homeowners and residents, answering homeowner questions, and photographically documenting all work performed. Coordinated window and sliding glass door replacement at select units between homeowners and repair contractor. Conducted all in-process and final inspections to ensure final product was satisfactory to the Board and residents.

Project Work Scope:

Replacement of all existing lap siding and trim with new FiberCement lap siding and trim. All utility doors were replaced with a Marine Grade plywood to get endure moist weather conditions at this community. Complete repainting of the entire complex. Termite treatment was performed at all buildings by a licensed termite treatment company who provided a 3-year warranty for their services. Since the project was well under budget, 4 additional buildings were elected to be repaired by the Board.
