2 condominium buildings with 24 and 48 Units over partial subterranean concrete garage
Inspected all buildings including siding, trim, stucco, railings, fences and related waterproofing to create scope of work and specifications. Solicited bids from multiple repair and painting contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selection of repair and painting contractor, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Replacement of select areas of damaged/decayed siding, trim, fascia, stucco cladding, railings, fences and exterior utility closet doors. Painting of the exterior of all buildings throughout the Association.
Difficult access around the buildings required main “Tower” building to have scaffolding erected.
