5 residential buildings consisting of 20 total townhouse style units and one pool building

 

Consulting & Construction Management Services Provided:

Inspected all buildingsCreated scope of work and project specifications for complete re-siding of the community, including identification drawings and details for repairs. Created various options for installation of new siding materials to replace the 25-year-old cedar shake shingle siding. Solicited bids from multiple repair and paint contractors, received and reviewed bids, prepared preliminary project budget for Board consideration and approval. Negotiated contracts and oversaw work performed by contractors that included performing quality control inspections, negotiating change orders as additional decayed wood was uncovered and discovered, and developing additional repair details as needed. Performed administrative tasks such as processing invoicing, tracking notices, answering homeowner questions, and photographically documenting work. Coordinated window and sliding glass door replacement at select units between homeowners and repair contractor. Conducted all in-process and final inspections to ensure final product was satisfactory to the Board and residents. Prepared detailed close-out binder for presentation to the Board and management. throughout the Association, created scope of work and project specifications based upon the inspection findings, including identification drawings and details for repairs. Solicited bids from multiple repair, roofing and paint contractors, received and reviewed bids, prepared preliminary project budget for Board consideration and approval. Held a Town Hall-style meeting with the membership to discuss project, inform and educate members prior to a Special Assessment vote, which was passed. Once contractors were selected by the Board, negotiated contracts with chosen contractors. Oversaw work performed by contractors that included quality control inspections, negotiation of change orders, development of additional repair details based upon uncovered conditions, and coordination of all work between repair and roofing contractors. Performed administrative tasks such as processing invoicing, tracking notices, answering homeowner questions, and photographically documenting work. Conducted in-process and final inspections to ensure final product was satisfactory to the Board and residents. Prepared detailed close-out binder for presentation to the Board and management upon completion of project.

Project Work Scope:

Replacement of all existing wood shake shingle siding with new FiberCement shingle siding integrated with new cedar wood trim. Complete repainting of the entire complex. Termite treatment was performed at all buildings by a licensed termite treatment company who provided a 3-year warranty for their services.
