Property Description:

45 residential buildings, consisting of 208 townhome-style units of various sizes and layouts with detached garage structures at a majority of the layouts, 1 clubhouse building, and 2 pool structures

 

Consulting & Construction Management Services Provided:

Inspected all buildings throughout the Association, created scope of work and project specifications based upon the inspection findings, including identification drawings and details for repairs. Prepared architectural renderings of new building looks, for consideration by the Board and community. Met with the City of Santa Clara Architectural Review Board to obtain approval of new building design. Solicited bids from multiple repair, roofing and paint contractors, received and reviewed bids, prepared preliminary project budget for Board consideration and approval. Assisted the Board with efforts to pass a Special Assessment, including several town hall meetings to inform and educate the membership prior to voting. Upon passing of the special assessment, negotiated contracts with chosen contractors, oversaw work performed by contractors that included performing quality control inspections, negotiating change orders, developing additional repair details based upon uncovered conditions, and coordinating work between the various contractors onsite. Performed administrative tasks such as processing invoicing, tracking notices to homeowners and residents, answering homeowner questions, and photographically documenting all work being performed.

Project Work Scope:

Re-sided complete elevations for some building types, and made minor repairs for others. Replaced decayed and termite-infested wood siding and trim with new FiberCement products where possible and wood siding and/or trim integrated with stucco in some cases, depending upon the style and type of building. The project also included complete replacement of all existing wood shake roofing with a conversion to asphalt composition shingles, which included installation of new gutters and downspouts, and the entire Association was re-painted with 3 new and updated color schemes.

Special Project Conditions:

Large project with a lot of interaction between the roofing and repair contractor which required full-time onsite construction management supervision. Difficult, yet eventually successful, Special Assessment efforts to bring the badly needed project to fruition.
