17 three-story buildings consisting of 214 residential units, (3) two-level parking structures, and a clubhouse/spa building. A series of elevated Walkways and Bridges connect each residential building to an adjacent parking lot or garage.
Post-litigation project analysis. Reviewed all documentation from construction defect litigation, and inspected all buildings to verify litigation findings and made modifications to scope, specifications and made recommendations to the Board as needed. Inspections included roofs, exterior siding and trim, membrane decks and elevated walkways, roofs, and below grade garage waterproofing. Solicited bids from multiple repair and roofing contractors, conducted bid walks, reviewed bids obtained, made recommendations regarding scope, and created preliminary project budget for Board review and approval. After approval of the project budget and selections of contractors, negotiated contracts and oversaw all contractors' work throughout the project, provided quality control inspections and documentation, negotiated extra work orders as decay was discovered, and resolved various issues that arose during the project.
Structural repairs and waterproofing modifications/upgrades at elevated walkways and bridges, stair assemblies, and private patios; removal and replacement of selected areas of existing siding and trim with wholesale replacement of trim at most weathered elevations; repairs and/or replacement of windows and doors, removal and replacement of other miscellaneous building components. 3 buildings were completely re-sided with sustainable materials – fibercement shingle materials and PVC/wood grained trim. Waterproofing work of the below grade garage structures. Replacement of all shingle roofs which included installation of new waterproofing/flashing materials, new gutters and downspouts and new asphalt shingles, with a 25 year leak protection warranty.
Repair and waterproofing of walkways, stairs and bridges posed a challenge to allow for access to each Unit’s entry at the close of each business day. New water heater pans were installed at all water heater closets, requiring temporary water shutoffs for each Unit during the project.
