Worked with existing engineer of record to review and revise project scope, reviewed and helped to finalize reconstruction project drawings and specification manual, solicited and obtained bids from multiple contractors, and received/compiled/analyzed bids for presentation to the Board. Following discussion of various options, created project budget, gained approval for budget and began leading the effort in cooperation with the Association Board, legal counsel, engineers, City Officials, and contractors to gain approval of the Association membership for a large Special Assessment. Efforts included town hall meetings to educate membership, informational documents, and attendance at various HOA meetings to help educate the membership. After approval of the Special Assessment effort, negotiated contracts and oversaw all contractors' work throughout the project. Maintained full-time presence onsite during entire length of project, and provided the Board and Management with all documentation at close of project, which consisted of an entire file cabinet and a DVD of electronic documents and photos.
Complete Reconstruction of all buildings throughout the complex - including demolition and rebuilding of 11 stair towers, re-roofing of all roofs (both low sloped and steep sloped roofs), replacement of all exterior siding and trim, replacement of all balconies (membrane and relief decks), replacement of all windows and sliding glass doors, re-painting of all buildings, and installation of new below grade waterproofing and drainage systems. Environmental work such as mold remediation and asbestos abatement was included as part of the project scope as well. Added-value work included installation of all new Comcast equipment and master satellite systems, combined with a high-speed internet system throughout the complex. Cable and Ethernet (computer) wires were installed inside of the walls during the re-siding effort.
Coordination of environmental work and cable/internet systems required ongoing access to homes, with advance notification. Inform, notify and provide liaison to 177 homeowners over a 14 month schedule. Provided complex and intense scheduling and monitoring, requiring full-time presence, monthly reconstruction meetings and newsletters/reports for homeowners, and many, many challenges. Project was completed on time, and well within budget, despite the value-added cable, satellite and internet work.
