Re-evaluated all elevated entry decks on an annual basis, updated project scope and quantity of decks to be reconstructed based on the results of our inspections each year, updated plans for code changes and upgrades annually, obtained competitive bids for each phase, and negotiated contract costs and terms with the contractor chosen each year by the HOA. Oversaw contractors during work, provided quality control inspections and documentation, problem-solved various issues that arose during the project. Provided the Board and property manager with a detailed project summary and close-out package at the completion of each Phase of work for project.
Reconstructed elevated entry decks with new framing and composite deck boards; created new code-compliant metal railing systems for stairs and decks.
The decks being reconstructed were the only entry point for the homeowners of those units; therefore, the work had to be performed and coordinated systematically so that the residents could gain safe access at the end of each work day. Addressed code changes as they arose, and obtained updated competitive bids as new Phases of work ensued – which resulted in various contractors doing different phases of work, each at a more competitive price as market conditions changed.
