Consulting and Construction Management Services Provided:

Inspected all buildings and created scope of repair work for each individual unit (176 individual residence scopes), solicited bids from multiple repair and paint contractors, reviewed bids and created project budget, oversaw contractors during work, performed quality control inspections and documentation of work for 176 individual owners and HOA-related work, coordinated billing for each owner as work was inspected and completed, and provided coordination for various other tasks such as color consulting, and house number selections/replacements.

Project Work Scope:

Removal and replacement of selected siding, trim, garage doors, arbors and fencing throughout the Association followed by re-painting of the entire complex. Replaced house numbers as a final touch to the makeover of the complex.

Special Project Conditions:

The Association's governing documents required that each homeowner be responsible for repairs to the siding, trim, and exterior envelope. It became necessary to create a detailed homeowner packet for distribution to all homeowners with individual pricing for each of the 176 residences, including material and method specifications for the repair work, and an outline of legal options that were available to each residence owner based upon the Association documents. As a result, we were required to coordinate 176 different work scopes, prices and additional decay findings during the work, creating administrative and logistical complications throughout the project. Coordination was paramount, and the project was a great success as a result of cooperative teamwork between the Association Board, the contractor, and our construction management team.
