Created Project Scope for waterproofing of structure, limited window replacements and environmental (lead) abatement. Solicited bids from multiple contractors, reviewed bids and created project budget, oversaw contractors during work, coordinated environmental monitoring and inspections by third party consultant, and provided Board and Property Manager with detailed project summary package at completion of project with Photo CDs.
Waterproofing of exterior concrete walls and windows, limited window replacements, repairs and painting.
Difficult access conditions provided a very tight area to perform the work, and the close proximity of neighboring buildings required coordination and cooperation from neighbors. Access was achieved with scaffolding on the rear of the structure, with swing stages hung from the top of the building for all other elevations due to limitations of the property location. Environmental abatements required that enclosures and detailed procedures be met and were monitored throughout the project.
