8 townhome buildings consisting of 40 total units and 16 detached garage buildings of various sidings
Created Project Scope for re-siding and re-roofing of all residential and garage structures, solicited bids from multiple roofing and repair contractors, reviewed bids and created project budget, coordinated, managed, and oversaw contractors during work, and provided Board and Property Manager with detailed project summary package at completion of project.
Re-roofed all low sloped residential and garage buildings, replaced all cedar shingle siding and trim on both residential buildings and garage structures, replaced selected windows as desired by individual homeowners, and replaced specialized, custom atrium skylights over front dining rooms.
Coordinated window replacements as well as specialized atrium window/skylights with various roofing and re-siding contractors, posing a challenge. Coast side weather conditions and the Pacifica sub-climate created difficult working conditions and scheduling issues, which added to the project complexity. Stainless steel flashing used for longer useful life in the re-siding process.
