128 units consisting of a mix of individual Patio Homes and attached Townhome buildings
Inspected all homes to evaluate existing/failed Firefree FiberCement tile roofs. Created re-roofing specifications and plans for bidding, reviewed the various bids, and negotiated contract costs and terms with the chosen roofing contractor. Worked closely with the Board to create plan and contract to phase new roofing project over two roofing seasons for funding purposes. Assisted the Board of Directors and management with special assessment necessary for remaining financial support of project work. Moderated Town Hall meetings to educate membership, created informational documents and attended various HOA meetings to help educate the membership. Upon successful special assessment campaign, oversaw contractor during phase one work involving approximately 64 units to provide quality control inspections and documentation, and resolved unique ventilation requirements and other issues that arose during the project.
Re-roofed 64 units with new 50 year “Presidential TL” composition shingles manufactured by Certainteed ®, including a full leak and product warranty for the first 20 years after installation. Remaining homes to be re-roofed beginning in the Spring of 2009.
This project presented unique considerations regarding ventilation requirements and installation of new plywood decking on all roofs to support the conversion from tile to composition shingle roofing systems.
