29 residential buildings consisting of 201 units, 1 clubhouse building and 29 detached carport structures
Inspected all residential buildings and carport structures as well as all front entry and landing elevated membrane decks. Created specifications for a complete renovation and re-painting project in addition to a formal report specific to the membrane decks to document existing conditions and determine ongoing maintenance needs post-project. Designed repair matrix for bidding purposes, and upon receipt and review of bids, created a proposed project budget. Once approved by the Board, negotiated contracts and oversaw contractors for duration of work, provide quality control inspections and documentation, maintained schedule and budgets, and collected photographic log of project to provide Board and management with a detailed project summary package including a CD/DVD containing key documents and all project photos.
Removal/replacement of wood siding, trim, stucco repairs, elevated deck structural components, utility closet doors, re-coating and replacement of membrane deck systems, followed by a repainting of the entire Association.
Coordinated front entry membrane decks for the second floor residents in a manner that allowed for access to their homes at the end of each work day.
